DEFINING REQUIREMENTS AND GUIDELINES

First, we determine what the intention of the investor is, and what budget is allocated to it. Then we develop a functional-utility program that is used to determine the cost of the project. We also check what the formal and legal requirements are to carry out the investment, local zoning and subdivision requirements or/and Master Plan, if applicable. Also how long it takes to obtain the necessary permits. Finally, we prepare a schedule of investment framework.

ARCHITECTURAL DESIGN CONCEPT AND CHOOSING THE BEST

We make sketches and visualizations of the investor’s intent. At this stage, the virtual concept is adjusted and checked also with regard to the plan and construction budget.

We prepare and complete project documentation to obtain the building permit.

CONSTRUCTION DOCUMENTS AND CONSTRUCTION SCHEDULE

We prepare documents for the project construction in accordance with the contract and site specific conditions.

INTERIOR DESIGN

If the contract extends into interior design, we provide services ranging from consultation to the installation of complete interiors, including build-ins and custom furniture.

CAN AN ARCHITECT BE A GOOD CONTRACTOR?

Absolutely! Current trends promote the idea of "master builder –architect and builder “, one entity overseeing a team of specialists needed to execute the whole project. This creates a well-functioning hierarchy pointing towards single responsibility . Now, it’s easier to achieve with the advanced design tools that enable the designer to "virtually build” in 3D/4D - with the function of determining the time of construction, the course of usage, operating costs and planning environmental solutions.

DO I HAVE TO DECIDE AT ONCE ON BOTH THE PROJECT AND CONSTRUCTION?

We offer design and construction under one contract. However the investor may choose to do a multi-staged contract, or pre-contract work with us to exercise various architectural concepts and visibility studies without committing to project construction. This ensures the design is always checked for constructability.

WILL I KNOW THE ULTIMATE COST OF MY INVESTMENT

Yes. The budget shall be specified in the contract at the stage of concept creation and will not change. The investor does not pay any additional costs during construction.
